A Week in My Life – May 20 2024

Auctions over the weekend drew mixed success. 

Exploring Ferntree Gully on the Saturday as am working with a client looking to buy in the area.

Ferntree Gully surprised me with its variety and extent. I hadn’t realised that Ferntree Gully extended over Scoresby Rd near Fair Hills Secondary. 

An immaculate home in Whitehall Terrace was hotly contested, seemingly by retirees/downsizers. A beautiful location, quiet and yet so close to Knox City and Eastlink.

An opening bid of $900, a quote price of $950- $1045 and on the market at $1020. Sold at $1255, market forces definitely drove this one. As I said, beautiful, immaculate home

The second followed the same path, not as many bids and Andy Reid my favourite Auctioneer had to work hard. Multiple bidders who all tapped out around $1,010,000. A quote price of $900-$990, the highest bidder got to go in and negotiate with the sellers on this one. A quick search this morning shows it on the market now for $1020-1099. Not even close to buyers expectations

Auction 3 was a non event. No bidders, no one hanging around for the auction, just me and someone comparing to their own. Disappointing for the seller.

A reflection on the current market. Auction numbers tend to reduce as we head into Winter but look at it as an opportunity. Less Auctions, less competition from other sellers and there are good buyer numbers out there still
