JUNE 24TH 2024 – A WEEK IN MY LIFE

THE WEEK THAT WAS 

Working with new clients it’s vital to set expectations right from the start. 

Each week throughout the campaign we have a meeting at the same time. Questions can be asked and answered, the relationship and levels of trust are developed. 

There is an Agenda that I follow: the numbers, the competitions, and any comparables, in particular, is the forward strategy – what they should expect and our reaction. 

This outline works for both buyers and sellers. 

FACE-TO-FACE AND FEEDBACK

Back in my real estate days, I would follow a similar format however it was more in report form than face to face. As an agent there are expectations that you will bring on new clients regularly, the process may not allow you to have weekly face-to-face meetings. 

Each meeting is around 30 minutes, longer can and often does happen when we are in the midst of offers, multiply that by number of clients (often around 10) and that is 5 hours (all approximate). If you are selling and your chosen agent is working with 20 clients then that is 10 hours per week. Then imagine if your agent is working with more than 20 listings. Face to face can quickly go by the wayside.

Your agent should contact you following any open or inspection (preferably by phone), following up on Monday with buyer feedback, either emailing a report or discussing in a meeting by Wednesday with a forward strategy in place. 

Not all agents will do this. What does this mean for you? You are really in the dark as to what is happening, and if this continues week after week then the agent slowly erodes any trust that you may have had. If an offer comes along then you are no longer prepared to take the agents words with much credence. 

I have high expectations now of agent performance, and within my role as advocate I set those expectations and diligently follow up until I get the data that I require. 

When I am working with buyers then the process is similar with the client however it is often me chasing the agent if we are interested in a house. 

There is a huge gap between expectations and part of my role is to fill in these gaps. I only work with a few clients at a time to ensure I can complete my role to my satisfaction and hopefully, to my clients.

Agents are full of a price boom heading our way in Victoria by the end of the year – IF, interest rates continue to drop, they are predicting MASSIVE drops. Hm, we will see. It is often used to encourage buyers to buy today because next week the home will be worth more.
