Home Seller Advocacy – Selling a home, an investment property, an Estate

A Seller’s Advocate, also known as a Vendors Advocate guides you through the selling process.

From what you should do before you sell, agents selection, agent management, marketing oversight, guiding you through legislation requirements, contracts, all the way until Settlement.

Selling your home can feel overwhelming, especially without an experienced advocate by your side. Here’s how I guide and support you through the entire process—keeping things clear, calm, and in your control:

Preparing Your Home for Sale

I help you make smart, practical choices to get your home ready to sell—whether it’s decluttering, small improvements, or deciding if styling is right for you.

Connecting You with the Right Professionals

I liaise with your legal representative and any other professionals you need, making sure everyone is on the same page from start to finish.

Agent Selection Made Simple

I guide you through the agent selection process—comparing options, asking the right questions, and ensuring you choose someone aligned with your goals.

Clarity on Pricing, Marketing, and the Process

I help you understand the best pricing strategy, how your home will be marketed, and what to expect along the way—keeping everything on track and in perspective.

Keeping Agents Accountable

I stay in regular contact with the agent, making sure your property remains their focus—not just another listing on their books.

Overseeing Opens and Inspections

I manage the selling agent’s activities—open homes, private inspections, and follow-ups—so you’re not left wondering what’s going on.

Straightforward Feedback—No Games

I give you honest, relevant buyer feedback without the usual spin or pressure tactics, so you can make informed decisions.

Support Through Offers and Negotiations (or Auction)

Whether it’s private offers or auction day, I’m by your side to explain, strategise, and protect your interests during negotiations.

By Your Side Until Settlement

I continue to support you all the way to settlement, checking the details and ensuring a smooth handover.

Planning Your Next Move

I help you think through your next chapter—whether it’s finding your new home or just figuring out what comes next—and guide you through it with care.

What do home sellers say about Carol Robertson

How much does it cost to sell a home?

There are a few costs involved with selling a home, the largest of which is usually real estate fees. When you use a Sellers Advocate, the fee is usually included in the agents selling fee. This is not always the case as some advocates charge an additional fee.

Stamp duty is not payable when you sell a home, only when you buy.

Marketing is a completely separate fee to the selling fee and is usually payable to third parties such as internet portals, photographers etc.

Please speak with Carol and she can go through likely scenarios.

Be mindful, if you are selling an investment property that is currently tenanted that rules apply to the actions you must take.

Consumer Affairs provides a great deal of information about renters and your responsibilities as a landlord (rental provider).

If you are both buying and selling then please read the information here.
