STAGE 1: Clarity & You (Weeks 1–4)

The foundation of your success. Before you look at a single house, we build your athlete’s mindset and professional strategy.

- Criteria Mastery: Define your Must-Haves, Needs, and Wants so you never get distracted by the “shiny” but wrong property.

STAGE 2: The Mental Rehearsal (Weeks 5–8)
We run a “simulated search.” You’ll go through the motions of a real hunt without the financial risk.
- Search Simulation: Mastering digital filters and “Comparable Data Tracking”.
- Risk Evaluation: Learning to identify potential neighborhood red flags—zoning, noise, and surroundings—so you know when to walk away.
- Scenario Planning: Working out the kinks in your search parameters before the “race” begins.
STAGE 3: Clarity & Confidence (Weeks 9–12)
The “Visualized Race.” We simulate the high-pressure moments of the deal.
- Negotiation & Bidding: Mock-coaching through offer strategies and auction tactics.
- Contract Success: Understanding the fine print and “subject to” clauses before you sign the real thing.
Sold to Settled: A step-by-step walkthrough of the final countdown to move-in day.

Once you have completed the “prelude” coaching and are ready to launch your genuine search, I offer two levels of professional Advocacy to stand by your side during the real race:
- Guided Advocacy (Digital): We share the journey via a live Google Spreadsheet and WhatsApp. We have weekly strategy meetings to review your genuine prospects and refine your offers.
- Full-Service Advocacy (On-the-Ground): Total peace of mind. I am your boots on the ground—I search, I research, I view every home, and I negotiate the deal for you.
